Menara LGB – GBI Certified Owned by GSL Development Sdn Bhd, a company of the LGB Group founded by the late Dato’ Lim Geok Bak in 1978, Menara LGB was designed by multi award-winning architects Hijjas Kasturi & Associates. The Grade ‘A’ environmentally friendly 31-storey development celebrated its first success in obtaining Green Building Index (GBI) accreditation in August 2015 with a “CERTIFIED” rating under the GBI’s Non-Residential New Construction (NRNC) Tool. This was followed by its first Renewal Verification Assessment (RVA) in February 2018, its second RVA in October 2022, and the third and latest RVA in March 2026. To combat heat island effects, most of its hardscape area is covered with white & grey paving material, and the roof is constructed of white-coloured concrete. Menara LGB is able to reduce the air-conditioning system energy consumption by filtering powerful ultraviolet (UV) rays through its high-performance window glazing. The building envelope is insulated with rockwool, which not only lowers the heat gains, but also provides superior acoustic performance with reduced sound transmission from the exterior. Energy use for lighting is greatly reduced through window design that has been optimised for daylight harvesting to a great portion of the office areas. Views afforded by full-height windows are beneficial to occupants from a health and wellbeing perspective, helping to reduce stress levels, improve mood, increase ability to refocus and relax eyesight. To prevent glare from low solar altitudes, roller blinds are installed at windows and can be adjusted to suit the occupants’ comfort level. The solar PV system installed at the open car park supports the operation of the lighting poles. The use of an efficient air-conditioning system with a high coefficient of performance (COP), which is equipped with a thermal energy storage (TES) system, helps to reduce energy consumption. The air-conditioning system is integrated with the Building Management System (BMS), which regulates the Variable Air Volume (VAV) system to maintain optimal airflows and temperature for occupant comfort. The cooling tower is equipped with a non-chemical water treatment system to ensure a higher cycle of concentration (CoC) is achieved without the use of chemicals. CO2 sensors are used to maintain air freshness by the regulation of the internal CO2 levels. Internal paints, sealants and adhesives with low volatile organic compounds (VOCs) used throughout the building help reduce unpleasant odour and promote healthy indoor air quality. High-frequency fluorescent light fittings installed throughout the building provide comfortable lighting for building occupants. All building systems are monitored in real-time through an integrated building management system. High-efficiency water fittings which have been tested and approved under the Water Efficiency Labelling Scheme (WELS) are used throughout the development, and this contributes to a reduction in water consumption by 55.88%. Condensate water from the air-conditioning system is recovered and used for landscape irrigation, and this further reduces the consumption of potable water. The roof is used as a catchment area for rainfall, collecting and diverting them into a rainwater harvesting tank to be used in the cooling tower.
