Menara MITI Achieves GBI Gold Renewal, Setting a Benchmark for Sustainable Office Design. Menara Kementerian Pelaburan, Perdagangan dan Industri (MITI) in Kuala Lumpur has reaffirmed its position as a leader in sustainable architecture by successfully renewing its Green Building Index (GBI) Gold Rating under the Renewal Verification Assessment (RVA#3). This achievement reflects MITI’s ongoing commitment to energy efficiency, environmental responsibility, and occupant well-being. The building’s design integrates advanced strategies that optimize performance while minimizing environmental impact. Its high-performance façade, featuring low Overall Thermal Transfer Value (OTTV), reduces heat gain while maximizes natural daylight penetration. Combined with strategic building orientation and robust insulation, these features contribute to a Building Energy Intensity (BEI) of just 96 kWh/m²/year. Renewable energy plays a central role in Menara MITI’s sustainability journey. A 100 kWp Building Integrated Photovoltaic (BIPV) system generates an average of 57,434.3 kWh annually, significantly reducing carbon emissions and operational costs. High-efficiency chillers and regenerative lifts further enhance energy conservation, ensuring that the building operates at peak efficiency. Indoor environmental quality is another cornerstone of Menara MITI’s design. The building prioritizes occupant health and comfort through stringent Indoor Air Quality (IAQ) measures, CO₂ monitoring, and thermal comfort controls. Daylighting strategies deliver ample daylight penetration and large external view access, creating a bright, healthy, and productive workspace. Water efficiency remains a key focus, with water-saving fittings reducing potable water consumption. Innovative systems such as condensate water recovery, fire system water recycling, and non-chemical water treatment further demonstrate MITI’s commitment to resource conservation. While rainwater harvesting targets posed challenges during RVA#3, proactive measures like metering and leak detection ensure long-term water management. Menara MITI also stands out for its forward-thinking innovations. Features such as regenerative lifts and refrigerant leak detection systems not only improve operational efficiency but also position the building as a model for future green developments in Malaysia.
