Maybank Group Customer Care (MGCC) is situated in Shah Alam, Selangor. The 5-storey facility is designed to support high-density, round-the-clock customer care operations while maximizing resource efficiency and staff wellness. Originally constructed in 2002, the MGCC building is currently undergone strategic retrofits and modernizations to align their corporate strategies with Environmental, Social, and Governance (ESG) criteria, the decarbonization and retrofitting of existing real estate assets have emerged as crucial operational priorities. The initiative targets the official GBI CERTIFIED rating under the Non-Residential Existing Building (NREB) Version 1.01 by integrating advanced energy management, superior indoor environmental quality, sustainable resource management, and eco- friendly site practices. This project incorporates active design enhancement to improve the energy efficiency of the existing building. MGCC is designed with new Air-Cooled Chilled Water System with target efficiency 1.18 kW/RT as well as energy efficient lighting system. Installing a Pressure Independent Control Valve (PIBCV) on a Fan Coil Unit (FCU) optimizes air conditioning energy usage by dynamically maintaining exact design water flow across fluctuating system pressures, preventing over-pumping while maximizing chiller efficiency. The lighting system of the building is designed with energy efficient LED light fittings with proper lighting zoning of less than 100 m2 to save electricity. Additionally, the building is provided with a comprehensive Energy Management System (EMS) that controls and monitors the ACMV systems (including the chiller plant). The EMS serves to record and monitor the energy consumption of the building through the DPMs, allowing a comprehensive assessment of the building energy performance to be made both automatically and semi-manually. This system helps the building to operate at optimum level and identifies possible energy saving measures. The energy efficient ACMV and lighting design of the building, assisted with the assessment of building energy performance through EMS system has made it possible for MGCC to target BEI value of 122.47 kWh/m2/year (normalized). Apart from that, green features which focus on the comfort and well-being of the building’s occupants are also introduced in MGCC. The ACMV system is designed according to MS1525 to ensure mould prevention. Low Volatile Organic Compound (VOC) and non-urea formaldehyde products are used to maintain the indoor air quality. The building façade are thoughtfully designed with vision glazing to maximise space, natural light, and providing external view, thus creating a comfortable living environment. MGCC implements a Sustainable Building Exterior and Pest Management, Erosion Control & Landscape Management plan to reduce pollution. A Sustainable Purchasing Policy is also imposed in the building to promote product purchasing that protects human health and the environment. MGCC also contributes to a better environment by providing recycling bins to encourage occupants and visitors to separate their recyclable wastes. All recyclables wastes such as paper/boards, aluminium cans, and plastics are sent to proper recycling facilities. The sprinkler system water is recycled back to the sprinkler tank to avoid any water wastage. In conclusion, MGCC is committed to sustainability and green building practices by reducing the energy usage and pollution, offers occupants a comfortable and convenient lifestyle, while promoting sustainability within occupants and visitors. MGCC exemplifies how existing commercial buildings can be modernised into sustainable, high-performing green facilities.
