Ibu Pejabat Perbadanan Kemajuan Filem Nasional Malaysia is an office building located at Damansara Damai Selangor. It consists of 16-storey office tower and 3-storey podium, consist of kindergarten, café, library, sound stages and digital cinema. The architecture design is inspired by the transition from celluloid to digital. The façade is articulated as a rhythm of unravelling pixels from a film strip that crescendos from podium to tower. The tower and podium are separate elements yet a distinctly connected, housing administrative and production departments respectively. These two ‘reels’ are connected by the bridge that acts as an intermediate social space between the two. The pixelated building envelope incorporates passive design strategies to enhance energy efficiency and thermal comfort. With an Overall Thermal Transfer Value (OTTV) of 36 W/m², the building performs below the maximum limit prescribed by national standards. The development employs energy-efficient LED lighting throughout all indoor and outdoor spaces, significantly reducing electricity consumption compared to conventional lighting. The building’s lighting zoning is designed in compliance with the requirement of being less than 100 m² per zone, covering 95.3% of the total Net Lettable Area (NLA). This zoning approach allows for greater control and flexibility in lighting usage, enabling occupants to illuminate only the areas in use, thereby reducing unnecessary energy consumption and improving overall operational efficiency. The building is equipped with an Energy Management System (EMS) designed to track and monitor energy usage via Digital Power Meters (DPMs) installed throughout the premises. This enables the evaluations of the building’s energy performance. The EMS supports optimal building operation and helps identify potential energy-saving opportunities. The EMS linked to the Real Time Energy and Water Usage Display at the prominent location of the building and information is visible to the occupants and visitor. The office building is thoughtfully designed to prioritize the comfort and well-being of its occupants. Its ACMV system is engineered in compliance with MS1525 standards to prevent mould growth and maintain indoor air quality. The air-conditioning system is equipped with Pressure Independent Balancing Control Valves (PIBCV) for the fan coil units (FCUs) and Electronic Pressure Independent Balancing Control Valves (EPIBCV) for the chilled water system. These components ensure that the design flow rate is consistently maintained, regardless of any pressure fluctuations within the system, thereby enhancing system stability, energy efficiency, and overall performance. Besides, the office will be providing dedicated 9 Electric Vehicle (EV) charging stations for guests and visitors and 15 Green Vehicle Parking bays. This initiative encourages the use of low-emission transportation. In support of sustainable landscape management, the hotel also utilizes a rainwater harvesting system, where collected rainwater is used for irrigation purposes. These initiatives contribute to the overall environmental sustainability. Additionally, the building features extensive glazing to maximize natural light, enhance views, and create a spacious, inviting environment for tenants. The other innovation features available in the development are Industrialised Building System (IBS) scoring of 70.08%, provision of herbs garden, Fire Water Recycling during Regular Testing and comprehensive Universal Design adoption. In conclusion, the implementation of the active and passive design strategies with proper consideration on energy efficiency, water efficiency, occupants’ comfort, and environment during the design, construction, as well as operational stage shows the effort and dedication of the project and management team towards sustainability and green building practices. Hence, Ibu Pejabat Perbadanan Kemajuan Filem Nasional Malaysia has been awarded a Provisional Certified rating under the Green Building Index (GBI) for NonResidential New Construction (NRNC).
