IBRACO Headquarters, located at No.6 The Northbank, off the Kuching-Samarahan Expressway in Kuching, Sarawak, is a prominent landmark that reflects the company’s commitment to sustainable development and environmental responsibility. The development, with gross floor area (GFA) of 13,885 m², consists of 1. Two Office Towers – Block 1 (6 levels) and block 2 (8 levels) 2. Sub-basement Carpark – 1 level 3. Multi Storey Carpark – 4 levels Situated strategically in the heart of Kuching, the development enjoys excellent visibility and accessibility, being well-connected through a network of major highways and expressways. In September 2025, IBRACO & LHS HEADQUARTERS successfully renewed their GBI Certification (Certified), recognizing its sustainable design and integration of green features. The development incorporates several design measures aimed at reducing environmental impact while ensuring a comfortable and efficient workplace. One of the key features is the application of high￾performance glazing on the façade. This not only minimizes solar heat gain, helping the building meet GBI’s Overall Thermal Transfer Value (OTTV) requirement, but also maximizes natural daylight penetration. As a result, the use of artificial lighting is significantly reduced during daytime hours. To further enhance lighting efficiency, photocell sensors were installed along the building’s façade perimeter, enabling automatic control of indoor lighting levels based on daylight availability. In addition, motion sensors are placed in office and meeting rooms to ensure that lighting is only used when spaces are occupied. The entire office tower is fitted with 100% LED lighting, which provides substantial energy savings compared to conventional lighting systems. On the energy generation front, a rooftop solar photovoltaic (PV) installation contributes to the building’s energy performance. This system provides an estimated 3% in annual energy savings relative to the building’s total consumption. Complementing this initiative is a comprehensive energy monitoring system, which not only assists the maintenance team in quickly identifying any irregularities within the building systems but also supports more efficient energy management overall. With these measures in place, IBRACO Headquarters has achieved a commendable Building Energy Intensity (BEI) of 125.01 kWh/m²/year in full operation. Water conservation is also a key element of the development’s sustainability strategy. The building incorporates a rainwater harvesting system, where collected rainwater is used entirely for landscape irrigation. This system saves an estimated 777.51 m³ of potable water annually. In addition, the recycling of test water from the fire protection system further contributes to water efficiency and reduces unnecessary wastage. The building’s car park has also been designed with natural ventilation, eliminating the need for energy-intensive mechanical ventilation systems. Occupant wellbeing is central to the design of IBRACO & LHS HEADQUARTERS. The building is maintained as a No-Smoking zone, with designated areas located away from entrances to ensure healthier air quality. Office interiors are designed for comfort, offering thermal control, ample natural lighting with individual adjustability, and external views to support productivity. Noise levels are carefully managed through insulation, while low-VOC certified materials are used to promote a safe and healthy indoor environment. The headquarters also supports sustainable mobility by providing facilities for green vehicles and cyclists. Dedicated parking bays with electric vehicle (EV) charging stations encourage the use of low-emission vehicles, while cycling is promoted through bicycle parking, dedicated cycling routes, and shower/changing facilities for riders. To further enrich its sustainability profile, the building features a landscaped herbal garden that houses 12 different plant species, including aloe vera, pandan, lemongrass, rosemary, spearmint, oyster plant, wild pepper and curry leaf. This initiative not only adds ecological and aesthetic value but also highlights innovation in green building practices. A key strength of IBRACO & LHS HEADQUARTERS is its long-term commitment to sustainability. A dedicated management team has been established to oversee the performance and upkeep of the building’s green features, ensuring they remain effective and well-maintained. This proactive approach not only safeguards environmental benefits but also supports a healthier, more sustainable workplace for all occupants.
