Sitting on 5.62 acres of land, Definite Harmony Phase 2, a mixed residential-commercial development houses 260 residential units and 18 units of shop lots, within a 35 storey building located along Jalan Tun Dr. Awang, Lot 7602, Barat Daya, Pulau Pinang. This project is very well shaded with more than 90% (92.4%) of the building façade are well shaded with horizontal sub-shading devices and undulating building profile and floor plans. Tinted glazing were used to successfully reduce further the Overall Thermal Transfer Value (OTTV) to be lower than the MS1525 compliances, at a value of 22.16 W/m2 . Highly efficient LED fittings were used for all common areas to reduce the energy consumption of the building. All units were designed to harvest plentiful of natural ventilation, and more than 75% of habitable rooms are open to natural daylighting including all public and circulation spaces located throughout the building. Low VOC products e.g.: paints, coatings, laminated flooring, adhesive and sealant used are of low VOC content and are used in this project to reduce the indoor air pollutants. 57% of the project is designed to be landscaped and carry water bodies to lower the heat island effect on the building. Interlocking pavers with Solar Reflectance Index (SRI) above 29 are used for 76% of the hardscapes reduces the heat island effect surrounding the building. The residence also encourages a healthier lifestyle by introducing a herbs garden accessible to the residents of the development, that can be utilized for daily consumption. Composting is also installed to encourage recycling organic wastes to fertilizers used for the landscaping. Responsible construction practices will be implemented to segregate more than 75% of construction wastes to be sent for recycling purposes. This will help reduce production of waste to be added to landfill site. Good quality workmanship is also enforced to achieve CIDB QLASSIC score of minimum 70 marks to ensure the good quality of the whole building construction work. Natural groundwater is used for landscape irrigation and water consumption for the project. Thus, a 200m3 rainwater harvesting system is installed in the project with an estimated reduction of 33.94% of common potable water consumption, equal to 2532m3 per annum. Water efficient fittings were selected and installed in the development, reducing up to 52.42%, equal to 21,665m3 per annum. Therefore, DEFINITE HARMONY PHASE 2, is sincere in going green and as sustainable development, successfully obtained a GBI DA Certification of GOLD, with a score of 81 points.
