GBS @ Penang Airport is a new constructed development project by IDEAL SUN CITY SDN BHD. and it is a 21-storeys of Commercial Office Building that located at No. 1,1A DAN 1B, LILITAN SUNGAI TIRAM, GBS@PENANG AIRPORT, 11900 BAYAN LEPAS, PULAU PINANG. The total floor areas is 41,581.00 sqm. For Energy Efficiency Part, the average OTTV for the building is less than 50W/m2 (45.88W/m2). This project also install EMS system with 37 Input and Output points. Huge solar panel with 245.7kWp size will help to generate 316,572 kWh annually for the common area energy consumption. 50% of building maintenance team to be on board 1 to 3 months before practical completion, to be involved in testing and commissioning of all building energy services. Designated building maintenance office with sufficient storage for inventory of tools and instruments are provided. For Indoor Environment Quality, the building is prohibited smoking where the non-smoking signages will placed at building entrance and the smoking area also will be provided outside the building. Low VOC paint & coating for all internal wall and ceiling as well as low VOC internal adhesive and sealant are used for the project. In the Sustainable Site Planning & Management criteria, public transport (bus) is located within 500m radius of the building. At least 5% of total provided car parking is around 72 bays is indicated as Green Vehicle Parking and located near the building entrance/lift lobby. More than 75% of the roof area (77.84%) is with SRI value > 78 and more than 50% of the hardscape area that exposed to sky (77.2%) is open grid pavement system. For Material & Resources MR criteria, this project apply aluminum system formwork which contribute 23.64% of the overall building material costing. 28.73% of the building material is recycled content material based on the costing. Also, main building materials will be sourced within 500km of the site location and minimum consists 80% of total value of the material in the project. Meanwhile, for Water Efficiency Criteria, 3 ticks excellent water efficient fittings will be installed through the building to reduce potable water consumption. Last but not least for Innovation criteria part, more than 50% of the lift (100%) are regenerative lift. The Concrete Usage Index, CUI is less than 0.45m3/m2 (0.31m3/m2) for the building. Thus, brief of the green features install/apply for the project allow this project to achieve GBI Certified Rating (54 points).
