Gamuda Cove Phase 1E (Mio Spring) is a part of Gamuda Cove Township which is located in Kuala Langat, in between to Banting and Dengkil. Phase 1E consist of 618 units of landed double-storey link houses with 7 different unit types (Type A, B, C, D, E, F & G). The development also consists of guardhouse, management office (JMB), playground and multipurpose court. Mio Spring is a Certified Green Building Index (GBI) rated building under the Residential New Construction (RNC) Tool. One of the significant green feature of the building is its low Overall Thermal Transfer Value (OTTV) of 36 W/m2 due to the passive design incorporated to reduce the heat gain into the building. High performance glass is used for the skylight to achieve RTTV of less than 25 W/m2 and insulations are installed for the roof. Another energy efficient measure is the use of T5 and LED light fitting with efficacy of more than 80 lumens per watt for external and common areas such as the management office, guardhouse and landscape lighting. The street lighting installed along the roads is fully powered by solar energy. The window openings are designed to meet the minimum requirement of ventilation rate in the local building code and all the common areas are naturally ventilated. Low Volatile Organic Compound (VOC) and low formaldehyde products are applied to maintain good indoor air quality. The glazing is designed to maximize daylighting and provide external views for residents’ visual comfort. The project aims to score at least 70% for QLASSIC to ensure high quality workmanship and implements Gamuda’s own internal quality assessment system, GQUAS which will be conducted by their QA/QC department. The Industrialized Building System (IBS) score of 97% reflects on the reduction of site labour, lower wastage, less site materials, cleaner environment, better quality, a neater and safer construction site, faster project completion, as well as lower total construction costs. The implementation of Building Information Modelling (BIM) throughout the life-cycle of the project involving all consultants and the contractor improves collaboration, reduce errors and rework, enhance decision-making, and enhance the overall efficiency of the operation processes. A feeder/shuttle bus service will be provided that stops at Phase 1E guardhouse and the Transportation Hub where it is connected to external public transportation by collaborating with Nadiputra bus which stops at Putra Height LRT station & Putrajaya Sentral MRT Station. An EV charging station is located at the management office and 40A isolators are provided at the car porch of each residential unit to promote the use of low-emitting vehicles. The storm water runoff are discharged to detention ponds nearby the development and Gross Pollutant Traps (GPT) are installed at as best management practices (BMPs) to treat the storm water to reduce pollution, increase onsite filtration and eliminate sources of contaminants. To reduce heat island effect, the greenery and water body amounts to more than 25% of the land area and materials with high Solar Reflectance Index (SRI) value are selected for hardscape. Compost bins are provided throughout the landscape area to produce fertilizers for the vegetation in the development. Majority of the construction materials are sourced within Malaysia, thereby supporting the use of local resources and reducing the environmental impacts resulting from transportation. The steel bar and concrete procured contains recycled material to reduce impact from extraction of virgin materials. Recycling bins are also distributed throughout the development to encourage residents to separate their recyclable wastes. In terms of water efficiency, the landscape irrigation will be served by water collected from the nearest detention pond in the township which will be transferred by water trucks. The sanitary fittings selected for the residential units are water efficient which also contributes to reduction in potable water consumption.
