The proposed mixed development consists of one office tower and one residence tower with a 6-storey podium located at Jalan Semarak, Kuala Lumpur. The office tower and podium (hereinafter referred to as Felcra Tower) are submitted under the Non-Residential New Construction (NRNC) tool, whereas the residential tower (hereinafter referred to as Semarak Residences) is submitted separately under the Residential New Construction (RNC) tool. The key design principle for an energy-efficient and sustainable building is to reduce demand for resources. With that in mind, Felcra Tower is designed to be more energy-efficient, more water-efficient, provide improved indoor environmental quality, incorporate a large greenery area, and generate less waste. Large perimeter windows are installed to bring in daylight. Daylight is a natural light source that provides a higher level of comfort for occupants compared to artificial lighting. Maximizing the use of daylight in the building not only enhances visual comfort but also reduces electricity consumption for lighting. Energy-efficient lighting is installed to ensure sufficient illumination with minimum electricity usage. External shading devices and blinds are provided to prevent direct sunlight and glare, ensuring visual comfort. The ventilation system includes water-cooled chilled water systems comprising chillers, chilled water pumps and piping, condenser pumps and piping, cooling towers, constant-volume and variable-volume air handling systems, and air distribution systems. Independent air-cooled split DX systems with duty and standby configurations are provided for areas requiring 24-hour air-conditioning. Mechanical ventilation is provided for areas that are not naturally ventilated. Fresh air is designed to meet the minimum ventilation rate requirements of ASHRAE 62.1. Fresh air is supplied to each AHU room from a variable-speed PAHU via modulating motorized dampers (MD(PA)). The dampers are controlled based on CO₂ levels to ensure adequate fresh air supply to occupied spaces. Low-VOC and no-added-formaldehyde materials have been specified during construction to improve indoor air quality. Space flushing will be carried out using portable jet fans upon project completion. Smoking is strictly prohibited within the building to minimize occupants' exposure to Environmental Tobacco Smoke (ETS). Water conservation is achieved through several strategies. Conventionally, significant water is wasted during fire protection system testing. To mitigate this, water used during regular sprinkler system testing is recycled and piped into the rainwater harvesting tank. A rainwater harvesting system is also provided, with collected rainwater used for irrigating plants at the Ground Floor and Podium areas. Water-efficient fixtures certified with the WELS Green Label are installed throughout the building to reduce water consumption, particularly at basin taps and flushing systems. Native and adaptive plant species that require minimal irrigation have been carefully selected to reduce watering needs without compromising the landscape quality. Softscape areas help reduce the urban heat island effect, complemented by light-coloured hardscape and open-grid paving. Felcra Tower features a well-planned landscape design where exposed hardscape areas (such as the driveway) use light-coloured materials that reflect heat, while pedestrian walkways are shaded by trees. This integrated hardscape and landscape design minimizes ground-level temperature rise and encourages occupants to walk to their workplace.
