Expressionz is implementing 3R waste minimization concept – Reduce, Reuse and Recycle. During construction time, a waste management plan was developed and implemented as the following: • Environmental guidelines written in project documents • Measures taken to minimize construction site oil erosion & water run -off • On site sanitation facilities • Proposer disposal • Possible recycling or reuse Storage & collection of recyclables are set at site during construction. By sorting out materials that can be reclaimed and redirecting them from landfills back into their original manufacturing process or into new use. During building occupancy, permanent recycle bins are allocated at each floor of condo in refuse chamber to collection and sorting out materials that can be recycled. This will reduce the landfill waste as well as generate some revenue to the building management and reduce the negative impact to the environment. Rainwater harvesting system that recycles rainwater for landscape irrigation was implemented in this building. The system and water efficient fittings used to reduce the building’s potable water consumption. In addition, extensive landscaping with native trees and shrubs were planted to reduce the heat island effect. Through its adoption of green practices, Expressionz merged green technology and art to create a serene and healthy environment for its residents. Living green skin on the walls & herbs gardens on the roof were inserted to help regulate the temperature for cooler surroundings and residence can enjoy the herbs planted. These features also optimized the flow of oxygen and reduced carbon dioxide to provide crisp fresh air for its residents. There are three methods that used to ventilate this building: natural, mechanical and hybrid (mixed-mode) ventilation. In accordance to the UBBL requirements, all occupant spaces and common areas will be provided with minimally five (5) percent openings area over total floor areas for ventilation purposes. For habitable space, low-emissivity glass is proposed for the introduction of natural daylighting and reduce the need of electrical lighting. Building wall are designed with adequate noise attenuation properties to maintain good acoustic insulation between dwelling units. Dedicated cycling network and bicycle parking is provided to promoting cycling as an alternative transportation mode. Extensive landscaping with native/adapted species that are low in water use, drought tolerant and low in maintenance will be planted on the site. This will provide a nice green environment to the occupants. In addition, The roof propose to paint with white color to reduce the head island effect. Amenities that can be found within the vicinity of The Expressionz are abundant. Finding school for the little ones will be on less of a worry as plenty of primary and secondary schools are available just more minutes away. Other than that, residents can jogging or cycling at the Tasik Titiwangsa Park or study at national library which all with the walking distance from expressionz. The Steel bar & wire mesh used in this building is the recycled content materials. Storage & collection of recyclables are set at site during construction. Quantity of storm water always pose a problem especially falls on hard surfaces like roads, roofs, driveways and parking lots, it cannot seep into the ground, so it runs off to lower areas. In accordance to New Urban Drainage Manual, all new developments require application of Best Management Practices (BMPs) to control storm water from the aspect of quantity and quality surface runoff to achieve zero development impact contribution. A detention pond with extra 30% provision than MASMA requirement is built to temporarily hold water so it seeps away slowly, fill up quickly after a rainstorm and allow solids like sediment and litter to settle at the pond bottom. Then, they release the water slowly. Rainwater harvesting is proposed for the development. The rainwater harvested is proposed to be used for landscape irrigation and swimming pool to reduce the portable water consumption. For common area, high performance lighting (T5 & LED) was use in this building to reduce carbon footprint, saving energy and resulting higher productivity. Regenerative lift is selected to meet the challenge of energy saving. In addition, car charger and preferred parking will be provided for occupants who drive hybrid/electric vehicles.
