Evergreen Marine Corp (M) Sdn. Bhd. – Penang Branch is undertaking the refurbishment of a 3-storey residential building, converting it into a commercial office space. The building is located on Jalan Kelawai in George Town, Penang where Jalan Kelawai is a prominent thoroughfare in George Town, serving as one of the main routes connecting the city center to the suburban area of Tanjong Tokong. Retaining the original external façade, beam, and core structure, the project team only demolished the internal walls to reconfigure the interior spaces. Substantial structures and materials from the existing building have been retained. The existing clay tile roof was preserved, and solar photovoltaic (PV) panels were installed to harness sunlight and generate electricity for the building's use. As part of its energy efficiency initiatives, Evergreen has also adopted energy-saving LED lighting throughout the building. These measures collectively contribute to reducing the Building Energy Intensity (BEI). The building’s glazing façade is designed with clear laminated glass, which preserves the external view while maximizing daylight harvesting inside the building. As part of its sustainable site planning and management, the hardscape has been designed with a Solar Reflectance Index (SRI) greater than 29, featuring lighter￾coloured materials to enhance heat reflectivity. Recycling activities are promoted within the building, with recycling bins provided in each office space to encourage user participation. Recycling awareness signage is displayed throughout the workspace to encourage responsible recycling behaviour. In line with the promotion of electric vehicle (EV) usage, the building is also equipped with a ready-to-use EV charging station. Designated parking bays for green vehicles and carpools are also provided to encourage sustainable transportation options. To improve water efficiency, Evergreen has replaced its old sanitary fittings with water-saving alternatives. Additionally, a rainwater harvesting system has been implemented to collect and utilize rainwater for on-site landscape irrigation. As a green office building, Evergreen has taken the initiative to showcase its total building system consumption through a real-time energy display located on the ground floor. The screen presents data on solar PV energy harvested, rainwater collected, and the building’s overall Building Energy Intensity (BEI). An on-site herb plantation allows building users to harvest fresh herbs for their own use. With its numerous sustainable design and operational practices, Evergreen Marine Corp (M) Sdn. Bhd. – Penang Branch has been awarded a Provisional Certified rating under the Green Building Index (GBI) for Non-Residential New Construction (NRNC).
