Etiqa Office Tower is a proposed multi-tenanted office tower located in Kuala Lumpur. Construction of the building started early 2015 and is scheduled to complete in 2017. The building has 31 floors, with 7 floors of podium car park and 3 basement car park floors. The office space is intended to be leased out to tenants, while the building will be owned and operated by Etiqa. A multi-tenanted building proves challenging for energy efficiency. All efforts have been set in place to ensure future tenants follow the design intent of the building. The building is Gold Certified where the OTTV is 47.41 W/m2 K and BEI achieved is 87 kWh/m2. This building is designed to have lighting zoning and photometric sensor for lighting. This building complies to most of the scoring category of Energy Efficiency where OTTV and BEI is achieved as per mentioned. Renewable energy is not considered in this project due to budget constraint. As for EE6 and EE8, no points will be targeted to score where else all the other components in the Energy Criteria is fulfilled In the scoring category of EQ – Environmental Quality, from a maximum of 21 Points, the building is certified to a total of 18 Points. Most of the points are scored except for EQ7. The building also complies to the Indoor Environment Quality where most of the requirements are met. Environmental Tobacco Smoke Control (ETS), Carbon monoxide monitoring control, day lighting glare control are among some of the important points which is certified. Aside from that, Indoor Air Quality before and during occupancy and Post Occupancy Comfort Survey is also conducted to collect survey data as required in the scoring. In the category of SM – Sustainable Site Planning and Management, only SM2 is not scored for this whole category as this site is not a Brownfield Redevelopment site as it sits in the middle of the bustling city centre. From a maximum of 16 Point, certified points are 13 for this category. In the fourth category of the GBI which is the Material & Resources section, all points is targeted to score. From the maximum of 11 Points, the certified point is 9 Points. Points dropped are the for MR Recycled Content Materials and also MR7 Refrigerants & Clean Agents. The fifth category is Water Efficiency where total maximum points is 10 and certified is 7 points. Points are dropped for WE1 Rainwater Harvesting which is not incorporated into the design and WE2 for water recycling. The last category is Innovation where from a max of 7 points, all of the maximum points are obtained. This category consists of Water Recovery During Regular Sprinkler and Wet Riser Systems Testing, Condensate Water Recovery, Electronic Air Purifier, Non – Chemical Water Treatment, Regenerative Lifts, Pressure Independent Balancing & Control Valves and also the appointment of Green Building Index Facilitator. From all the accumulated points as shown in the table above, the certified points add up to 76 Points which is rated “Gold” in the GBI’s rating.
