EMC Office is a GBI certified building owned by ELITE MATERIAL (PENANG) SDN BHD. This development a 3-storey office and 1 level of basement carpark located PMT 1322, Jalan PSPN 3 Penang Science Park North, 14100 Simpang Ampat, Penang, Malaysia, with a gross floor area (GFA) of 11,162.12 m². Beyond its functional objectives, the project reflects the developer’s long-term commitment to sustainable industrial development by embedding environmental responsibility into both design and construction. The development incorporates a series of green features aimed at reducing environmental impact, improving occupant well-being, and encouraging sustainable practices throughout the building’s lifecycle. A key health-focused strategy is the use of low volatile organic compound (VOC) paints and coatings for all interior walls and ceilings. This reduces harmful emissions, improves indoor air quality, and supports a healthier working environment for occupants. Waste management is another central pillar of the project’s sustainability approach. A recycling system for solid waste during occupancy is integrated into the operational planning of the facility. By promoting material segregation and recycling, the building supports resource conservation and reduces landfill burden. Complementing this initiative is the installation of water-efficient sanitary fittings, which minimize potable water consumption without compromising functionality. These measures collectively contribute to responsible resource use and long-term operational efficiency. Transportation-related sustainability is addressed through the provision of green vehicle priority parking and carpool parking spaces, encouraging employees and visitors to adopt low-carbon commuting habits. In addition, electric vehicle (EV) charging stations are included to support the growing transition toward cleaner transportation technologies. These features demonstrate the project’s readiness for future mobility trends while actively reducing transportation-related emissions. The project also incorporates landscape elements that promote ecological awareness and well-being. Herb gardens are introduced within the development to enhance greenery, support small-scale urban agriculture, and create a more pleasant working environment. Such features encourage interaction with nature and foster a culture of sustainability among building users. Sustainable construction practices are carefully embedded into the material selection and site management strategy. Regional materials are prioritized to reduce transportation-related environmental impacts and support local industries. Construction materials with recycled content are utilized where feasible, contributing to resource efficiency and circular material use. During construction, non-hazardous waste is systematically sorted and recycled to minimize disposal and environmental harm. Through the integration of these strategies, the proposed development establishes a comprehensive sustainability framework that extends from construction to daily operations.
