ELKEN Distribution Centre (DC) is 4 storeys premium green building with a total gross floor area (GFA) of 27,245.41 . It was constructed in 3 portions as mixed use for: 1) A health food/supplement production factory (GMP rated, known as “GMP Factory” ) 2) Warehouse for finish goods and raw materials (known as “Warehouse”) 3) Sales & Production supporting offices (known as “Offices”) Key design principle for energy efficient and sustainable building is to reduce demand for resources. With that in mind, ELKEN DC is designed to be more energy efficient, more water efficient, with improved indoor environmental quality, large greenery area and less waste. Indoor environmental quality is taken care by installing; 1) Low OTTV with laminated glass façade and low roof U-Value 2) Energy Management System 3) Renewable Energy 4) Daylight sensors for perimeter office areas 5) Low VOC paint, coating, adhesive and flooring 6) Usage of products that comply with formaldehyde emissions 7) Low SRI hardscape and roofing Overall Thermal Transfer Value (OTTV) for ELKEN DC building is dependent on the façade specification, building orientation and shape of the building. As to the current design, the building façade are made up of aluminium panels and also varies of glass selection. With combination of fore-mentioned facades results in OTTV lower than minimum requirement of and compliant to MS1525 requirement. It is importance for the project to consider and implement energy efficiency measures for all energy related design in the building. Generally, the main factors affecting the energy performance include air conditioning system, lighting design and daylight provision, plug load usage and other miscellaneous electrical loads. In addition, solar PV system (multi-crystalline) with the capacity of 177.8kWp has been installed at the carport and rooftop. By installing high PV capacity, more renewable energy is produced and helps in reduction of Building Energy Index (BEI). Maximizing usage of daylight in the building will not only provides great visual comfort to occupants, it also save energy by reducing electricity used for lightings. Photo sensor is installed at most perimeter of the window office area. When the amount of daylight is sufficient, the light zones near the respective windows will be automatically turned off to save energy. Designated areas in the building for recycling bins are located which is accessible and convenient for occupants to recycle their wastes. It is located in one main area of each floor and suffices to cater the volume of waste generated by the occupants. Low VOC and no added formaldehyde material have been specified during construction to improve indoor air quality. In order to reduce heat gain through the roof and minimise heat island, metal deck roof installed with SRI value ≥78. Beside indoor environmental quality and energy usage, water usage has also been controlled by installing water efficient fittings. Further to that, condensate water of the total AHUs/FCUs is covered and utilized for cooling tower make up water. Non-chemical water treatment system is installed as to assist in water conservation and reduction in harmful chemical use during operation.
