Green Strategies 1. Energy Efficiency  Performance glazing with low-emissivity coating  Energy monitoring system to monitor and analyse the monthly energy consumption data  Maximum Demand Limiting program installed on the EMS to actively control the building elements in order to limit the instantaneous peak power consumed by the building as a whole, thus avoiding penalties imposed by the power companies.  Photo-voltaic system with capacity of 200.4 kWp supplements electricity consumption of the air-conditioning chiller plant. This generation capacity is equivalent to 4% of the predicted energy consumption of the building.  The air-conditioning system using chilled water fan coil units (FCU) allow a high degree of temperature control as there are many FCUs each serving a relatively small area of the floor which are independently adjustable by the office occupants.  Lighting requirements in all tenancy agreements make it legally binding for all tenants to implement the following in their fit-outs:  Limit interior lighting zones to no more than 100 m2  Average lighting illuminance level to comply with MS 1525  All luminaires to be high efficiency and longer life LED or T5 fluorescent light tubes with high frequency digital ballasts  All installed lifts are regenerative drive lifts.  A Commissioning Specialist engaged to provide commissioning advice, monitor and verify the commissioning of all building energy systems. 2.
