Eco Majestic is a development located adjacent to Kuala Langat Forest Reserve, sitting on roughly 1000 acres at the Kuala Langat district. The broad goal of the township is to create a harmonic environment between the commercial business region, as well as accommodation, and associated leisure. The township has a strategic location, located in between Lebuhraya Kajang – Seremban (LEKAS) and Jalan Semenyih (Federal Route 1). The development site is situated to the west of the existing Bandar Tasik Kesuma, Semenyih. The Project is surrounded by several mixed developments i.e, residential, commercial and industrial. It is located approximately 43 km away from Kuala Lumpur city, 8 km south from the Semenyih town, 16 km south from Kajang town and approximately 25 km north from Seremban. The layout plan of the development shows a systematic, comprehensive and effective way to establish an exclusive, dynamic, modern and sophisticated development and also emphasizes the concept of planned neighbourhood and has its own identity with all the facilities provided. The quality of lifestyle envisioned in the new millennium is enriched and enhanced for both property and design values. Following are the fundamental design concepts put forward to represent the sustainable features of the plan: • Ample green spaces and water bodies as well as shaded pathway and public spaces to reduce the effect of urban heat island. • Energy efficient street lighting all over the township which contribute to limiting light pollution. • Use of water bodies as rain water harvesting tank for landscape irrigation purposes. • Passive flood management strategy by raising the site platform above the 100 years flood risk. • Sustainable storm water design management to eliminate incidents of flash flood. • Wide open space framework consisting of diverse network of greenways and parks interconnected to enhance environmental quality and operations. • Extensive universal accessibility for everyone in the township. • Wide application of crime preventive measures in accordance to the CPTED (Crime Prevention Through Environmental Design) principles. • Establish active dialogues with existing community within the vicinity of the development as well as providing community centre, residence association recycling programme and community food gardening. • Comprehensive pedestrian and cycling network with added community bicycle rental scheme.
