Borealis – The Eco Horizon commercial project featuring 47 units of 2 & 3 storey commercial shop offices located at Cassia City, the new township, being developed in Batu Kawan Penang. It is considered as a strategy location with all the surrounding amenities and well plan transportation as it is the closest site on the Penang mainland to the Second Penang Bridge. This new township also has good connectivity of pedestrian & bicycle network as well as the public transportation facilities. The building façade presenting the New Classical Architecture concept with ground floor recess in with arc design column to create a shade corridor. The size of the glazing is well designed to invite sufficient daylight and view yet taking into consideration of the overall thermal transfer value (OTTV) to maintain it lower than 50W/m2. The application of the insulation on the roof further reduce the heat penetrate the building. Indoor environment quality such as air quality, thermal comfort, lighting, visual & acoustic comfort also take into consideration in the early design stage to ensure the comfort and well-being of the occupants. This commercial building is design for energy & water efficiency. There are some approaches implemented such as the used of LED lights for all the lighting and installed sub-metering to monitoring the energy usage. Water efficient fittings are selected to reduce the water usage and water sub-metering is installed for leak detection. The introduce of the interlocking pavement on the driveway and the planting of greenery area at the surrounding will help to reduce the heat island effect. Composting bin and herbs garden also apply for this project as innovation approaches
