The Eco Horizon (Beldon) under phase 8,9,10 & 11 comprise of total 363 units of landed houses which consists of double storey bungalow and Semi-Detached house. This development is one of the largest gated & guarded mixed development township situated in Eco-City of Batu Kawan, Penang. It is considered as a strategy location with easy connectivity and accessibility to Second Link, North South Highway and local roads. It is surrounded by various amenities and facilities like shopping centre, education hub, medical centre & public transportation facilities. This new Township has good connectivity of pedestrian & bicycle network that well connected to every single unit of the residential. The development has well design with large landscape coverage that brings nature close to the living surrounding and help to alleviate urban heat island effect. It also enhances aesthetic to the surrounding and encourages restoration of habitat and ecological diversity by introducing adaptive and native vegetation. Plant types are all adaptive/native plants due to its ability to survive with less water, meaning savings in water usage. Herb gardens provision at the back lane of the residential row to beneficial to the residents is one of the innovation approaches apply for this development. The building façade is designed with optimum size glazing and to allow maximum day lighting & external view without inviting extra radiation that heats up the building. Ground floor front façade windows is shade by the car porch roof which act as an effective sun shading device. Based on the calculation, the overall window to wall ratio (WWR) is very low that help to lower the OTTV value of the building. The colour selection of the external wall is in bright white colour that will also help to reflect the heat from sunlight. All these strategies sum up to contribute the OTTV value of less than 50 W/sq.m. for every unit of the house. Indoor environment quality consideration is captures in the early design stage to ensure the comfort and well-being of the occupants. These include to ensure adequate fresh air supply to maintain good air quality in building, to use healthy material that reduce indoor air pollutants, to provide good level of day lighting for indoor, to have visual connection to the outdoor environment, & to reduce noise pollutant and maintain good acoustic insulation between dwellings. Other than the consideration of energy efficiency and good air quality design, water efficiency design is another green approach that applies in this development. Water efficient fittings are introduced in the residential building to achieve the water reduction of 49% for household water consumption. The green approach for this development not only focusses on the residential building itself but also applicable to the sustainable site planning and maintain good construction practise. This green building development not only focuses on increasing the efficiency of resource use – energy, water, and materials, it is also designed and operated to reduce the overall impact of the built environment on its surroundings.
