GREENBUILDING INDEX (RNC TOOLS V3.0) – CERTIFIED RATING DXN RETREAT & WELLNESS CENTRE (PH2 – QUARTERS) comprises a 12-storey workers' quarters designed to provide a comfortable and sustainable living environment. The development includes 10 residential floors with 150 units (spanning Levels LG1 to L8), two floors dedicated to facilities (Levels LG2 and LG3), and multiple basement levels for parking and M&E services—specifically two full basement levels (LG4 and LG5) and one and a half additional basement levels (LG6). The developer is committed to implementing green features and sustainable solutions that prioritize environmental responsibility. The project complies with the Green Building Index (GBI) standards, incorporating passive design elements such as optimal building orientation, energy-efficient tinted glazing, and roof insulation. These features contribute to energy efficiency, achieving an Overall Thermal Transfer Value (OTTV) of 41.67 W/m² and a roof U-value of 0.439 W/m²K. A Building Management System (BMS) is integrated into the building, optimizing energy consumption by monitoring energy and water usage trends. The building achieves an average Building Energy Intensity (BEI) of 138.90 kWh/m²/year. Digital power and water meters are linked to the BMS for real-time tracking, monitoring, and analysis, ensuring comprehensive oversight of energy and water usage. Strategically located near Cyberjaya City Center MRT station (PY40), the building is only 950 meters from the station and less than 500 meters from a newly established bus stop. To promote sustainable mobility, 11 parking bays are designated for green vehicles, while another 11 bays are allocated for carpools, all conveniently positioned near the main entrance. Additionally, 2 nos. of electric vehicle (EV) charging stations are installed at LG4 within the green priority parking area near the lift lobby. The indoor environmental quality (IEQ) is carefully optimized through an advanced Air Conditioning and Mechanical Ventilation (ACMV) system, maintaining indoor humidity below 70% RH and temperatures between 24–26°C. Horizontal blinds are installed throughout interior spaces to manage glare and reduce solar heat gain. The building is also a designated non-smoking area, with strict nosmoking policies enforced and clear signage displayed in lift lobbies, open areas, balconies, and corridors. Low-VOC interior paints, adhesives, and sealants are used to minimize harmful emissions, improving indoor air quality. The building’s interior design maximizes natural light, with 56.1% of habitable rooms achieving a Daylight Factor of > 0.5. A Rainwater Harvesting System has been installed, collecting water from an 1,892.3 m² rooftop catchment area and storing it in a 15 m³ FRP tank at Level 6. This system reduces annual potable water consumption for common areas by over 15%. Additionally, efficient drip irrigation minimizes potable water use for landscaping, reducing it by more than 50%. To further support sustainability, on-site composting bin has been implemented, reducing synthetic fertilizer use and minimizing landscape waste. With these integrated sustainability features, the DXN Retreat & Wellness Centre is poised to achieve a GBI Certified rating, demonstrating an impressive commitment to environmentally responsible building design and operations.
