The Dewan Serbaguna MPSJ USJ 7 is an appreciable development which intent to bring great values to the communities. It is a development containing one level with a mezzanine floor. It also houses three badminton courts, a stage and two meeting rooms. The development incorporates energy efficient features such as roof insulation and energy efficient lightings. In order to ensure the comfort and well‐being of the building occupants, carbon dioxide monitoring and controlsystem with carbon dioxide sensor is installed. This helpsto ensure the building occupants receive sufficient outdoor air at all times. Low volatile organic compounds(VOC) materials and finishes are used in the development to minimize the detrimental impact caused by VOC to occupant’s health. External views to the outdoor are very important to reduce eyestrain for the building occupants. The Dewan provides viewsto the outside for all its building occupants to achieve the benefits of relaxation and connectivity with the outdoor environment. Large area of softscape is provided to reduce heat island effect. Green vehicle and car pool preferred parking spaces are provided to reduce CO2 emission. Light colour paving materials and roofing materials are used to reduce heat island effect which helps to minimize the impact on microclimate, human and wildlife habitat.   In focusing on the management of the materials and resources used during construction and building occupancy, usage of recycled content materials is specified in the construction. Regional materials are also used to reduce environmental impacts due to transportation. Construction waste management is implemented to reduce and recycle construction waste materials and divert them from disposal to landfills. Dedicated areas and storage bins are provided for collection of non‐hazardous materials to facilitate recycling during construction. Recycling bins are also provided in the building to encourage and facilitate recycling during building occupancy. Zero ozone depleting potential refrigerant is used in all air conditioners.   Rainwater harvesting tank is provided to collect rainwater for the purpose of landscape irrigation without the usage of any portable water. Water efficient water fittings are incorporated to further encourage water efficient features in the development. Electrical sub‐meters are provided to monitor energy consumption of key building services and water sub‐meters are provided to monitor water consumption and enable early detection of water leakage to contain water wastage. Furthermore, compost bins are provided in the project to encourage composting to produce organic fertilizer for the use of landscaping. This reduces the use of chemical fertilizer. Landscape waste will be recycled by utilizing the compost bins provided to produce compost. A herb garden within the Dewan boundary is provided to encourage community gardening.
