Distinct Environmental Design Features Inline with the Sustainable Development Policy of Desaru Coast, Riverine has been designed to integrate a broad range of high impact environmental strategies that will result in 39% energy use reduction and minimum 55% water savings. A selection is included below: Energy Efficiency: • Energy is reduced by carefully zones and energy-efficient lighting, efficient air conditioning, and optimizing the amount of natural light and ventilation. The Energy Management System (EMS) with strategically placed electricity submeters allows for better monitoring and efficient operation. Water Efficiency: • The Desaru Coast Riverside uses a 752m³ combined rainwater harvesting tank, water efficient fixtures and fitting throughout the site, and provides submeters for all major water usages to keep leakages to the minumum. Indoor Environmental Quality: • Good Indoor air quality is maintained by eliminating exposure to Environmental Tobacco Smoke, mould, VOC and formaldehyde. Equipment noise will be kept low. LED Lights will be used in all retail spaces. Other Notable Features: • 24 additional bicycle racks and accompanying shower facility. • All cooking oil, 1600 liter per year, to be recycled • Organic waste from landscaping will be composted replacing 50% of the fertiliser. Environmental Impact The designed features combined will have a significant impact on the triple bottom line (financial, social, and environmental). Energy Reduction: • The Desaru Coast Riverside building are expected to use 167 kWh/m² electricity per year, 39% less than comparable buildings. This equates to 394,655 kWh annually and translates to avoiding 274 tones CO₂ per year1, and equivalent to removing 60 cars from the Malaysian roads or the electricity from 33 homes2 Water Reduction: • Use of potable water will be reduced by 40,000 m³ per year. 8,000 m³ is from the selection of water efficient fixtures, and 32,000 m³ due to landscaping, irrigation efficiency and use of harvested rainwater. Furthermore, the Desaru Coast Riverside is committed to ensure that during construction green building standards and methods are used. The majority of materials for the project will be sourced from within 500km the site. The concrete used in construction will have 30% fly ash to reduce Portland cement use. The contractor for the project also aims to recycle over 80% of waste product during construction.
