1. Passive design to reduce heat gain Windows have performance glazing with low-emissivity coating. Roofs are either shaded or insulated with extruded polystyrene foam boards. 2. Energy efficient building systems Renewable energy generated by 281.24 kWp roof mounted photo-voltaic panels supplement > 25% of the electricity consumption in the common area. 80% of habitable rooms in apartments and all common areas have satisfactory level of daylighting to reduce reliance on artificial lighting. Single loaded corridor layouts allow natural cross ventilation for all apartments and common areas to reduce reliance on mechanical ventilation. Energy efficient LED lights with efficacy of > 80 Lumens / Watt illuminate common areas. Lights at corridors, compound and landscape are timer controlled to turn on between late evening and early morning. Half of the apartment corridor lights are also controlled by photo sensors. All lifts are regenerative drive type where the regenerated power is used back in the building grid. All units are equipped with 5-star rated refrigerators and ceiling fans. 3. Water efficient measures Harvested rainwater and recovered air-conditioning condensate result in reduction of common area potable water consumption of > 48% and reduction of 70% in potable water consumption for landscape irrigation. Water efficient fittings in apartments result in reduction of potable water consumption of > 47% Recycling of fire system test water for sprinkler and wet riser systems 4. Good indoor environmental quality All internal walls and ceilings are painted with low VOC paints. Large fenestration in apartment units allow expansive views. 5. Reduction of the Heat Island Effect Softscape and waterbodies cover 63% of total development area. Edible landscaping i.e., herb or food species make up 16% of the total softscape area. High albedo hardscape and roof finishes 6. Resource Conservation and Waste Reduction Reusable aluminum system formwork used to reduce reliance on workers, improve workmanship and reduce waste. Cost of recycled content materials make up 34% of total material cost. Optimal usage of concrete results in Concrete Usage Index of 0.49 m3 / m2 Certified timber used for 52% of the total timber. Good workmanship resulting in QLASSIC score of 75%. Recycling bins provided in every apartment for residents to recycle their household waste. Food Waste Processor produces compost from landscape debris and food waste to meet 86% of fertilizer needs of the project. 7. Stormwater management Capacity of on-site detention and rainwater harvesting tanks exceed MSMA requirements by 56% 8. Reduction in carbon emissions 57% of building materials by cost are regional materials sourced from within 500 km of the site. Many community facilities and amenities are found within 750 m of the project. Shaded bicycle lanes and 20 bicycle parking encourage cycling. 17 electric car chargers serving at least 21 carparking bays for charging electric cars.
