Chenbro (Malaysia) Sdn. Bhd. is a two-storey office and factory/warehouse building prominently located in Zon Bebas Senai Airport City (SAC), Johor. The development has achieved a Silver Rating under the Green Building Index (GBI INC V1.02) by adopting sustainability strategies across six key areas: Energy Efficiency, Indoor Environmental Quality, Sustainable Site Planning & Management, Materials & Resources, Water Efficiency, and Innovation. These strategies are embedded throughout the design, construction, and operation of the building, ensuring optimal performance in Malaysia’s tropical climate. To enhance energy performance, the building incorporates high-performance façade glazing and robust roof insulation, which reduce heat gain and maintain thermal comfort. The design achieves an Overall Thermal Transfer Value (OTTV) of 48.01 W/m², a lightweight roof U-value of 0.335 W/m²K, and a heavyweight roof U-value of 0.388 W/m²K, demonstrating compliance with recognized energy efficiency standards. The building also incorporates energy-saving LED lighting throughout the office tower, reducing electricity consumption while maintaining high-quality illumination. Motion sensors are installed in staircases and other common areas to ensure lights operate only when needed, while photo sensors at all perimeter lighting maximize the use of natural daylight. The Air Conditioning and Mechanical Ventilation (ACMV) system is based on a Variable Refrigerant Volume (VRV) system, with fresh air supplied to occupied spaces through ducts mixed with return air to maintain efficient ventilation. The selection of low-VOC paints, adhesives, sealants, and flooring further enhances indoor environmental quality by minimizing pollutants, creating healthier indoor environments for factory workers and office staff alike. Energy and water consumption are closely monitored through a Building Management System (BMS) equipped with digital meters across air-conditioning, power, and lighting systems. The BMS tracks average energy usage and alerts users when consumption exceeds acceptable levels or maximum demand. Load-shedding Standard Operating Procedures (SOPs) are implemented to manage and reduce peak power consumption, ensuring energy efficiency is maintained without compromising occupant comfort. The building also demonstrates a strong commitment to water conservation through integrated water sub-meters, which detect leaks in real time for prompt corrective action. Water-saving measures are further supported by efficient sanitary fittings, including dual-flush toilets and low-flow fixtures, while the firefighting system is designed to reuse water during routine testing of the sprinkler and wet riser systems, further contributing to overall water efficiency. To support sustainable mobility, the building provides electric vehicle (EV) charging stations and designated parking spaces for green vehicles in the Ground Floor car park. These facilities encourage the use of eco-friendly vehicles, helping to reduce CO₂ emissions and promote cleaner urban air.
