Cantara Residences comprise completion of 4 blocks of 17 floors (756 units) of serviced apartment with connecting duplex (24 units) above 9 floors of podium consisting of serviced apartment (108 units), 2 floors of shop office lot (13 units), car parks and other common facilities at lot PT4002, Jalan 1A/41, Ara Damansara, Petaling Jaya. Key design principle for energy efficient and sustainable building is to reduce demand for resources. With that in mind, the Cantara Residences is designed to be more energy efficient, more water efficient, with improved indoor environmental quality, large greenery area and less waste. As part of the energy saving measure of this green building, regenerative lifts are installed at all 4 towers. With the height of the tower, great potential energy can be harvested. LED lights are used throughout the common area which is more efficient than conventional fluorescent tubes. Motion sensor is installed at the most common areas to automatically switch off lights when no present of people is detected. Also, the photovoltaic system installed is grid connected and produces non-polluting solar energy for the electricity grid. For energy efficient or green buildings, maintenance is considered as an important aspect. Timely scheduled maintenance ensures that all mechanical, electrical equipment’s are kept in good working condition and performs efficiently to achieve low energy consumption. As a green building, well-being of the occupants is equally important. The interior and exterior paint used for Cantara Residences has Low-Volatile Organic Compound (VOC) and all the built cabinets are without urea formaldehyde substance. This will minimise the pollutants in the air and therefore lower the risk of occupants having Sick Building Syndrome. All units are designed to have maximum daylight and natural ventilation for Living/Dining Area and the Bedrooms, which are located at the outer perimeter of the building. Additionally, occupants will be able to connect to the outdoors through the large glazing at the perimeter. Noise disturbance from neighbouring units are addressed by having walls and floor slabs of at least STC 45. Water is conserved through various means. Conventionally, there are high water wastage during the every testing of fire protection system. Thus, to mitigate this wastage, the drain pipe in the Wet Riser System is recycled back to the fire water tank instead of to the drain. Rainwater harvesting system is also in place and all rainwater captured will be used to irrigate the plants on Ground Floor and Podium areas. Water efficient fixtures approved with WELS green label tested is provided for the whole building to reduce consumption of water especially through the basin taps and flushing. Native and adaptive plants that does not require frequent watering were carefully selected so that irrigation requirement can be reduced without compromising the softscape area. On top of this, edible herbs are part of the mix of plants which the residents has access to and can help themselves to it. Softscape helps decrease the heat island effect of the development and so does light coloured hardscape or open grid hardscape. Cantara has a well-planned landscape layout and design whereby the exposed hardscape (i.e Driveway) are of light colours that reflects heat and pedestrian walkways shaded by trees. This integrated hardscape and landscape design that minimises the rise in temperature on the Ground Level will encourage more residents to travel by foot.
