The development has good connectivity to basic amenities which including restaurants, bank and school, hospital, laundry, bookstore, supermarket, and shopping malls. Besides, the site also benefitted by the location where the bus stops, LRT and monorail stations are accessible in walking distance, therefore the fuel consumption by the tenants and visitors can be reduced. To ensure the sustainability during construction, the contractor assisted on the waste management such as storage & collection of recyclable materials, and using environment friendly products for refrigerant & clean agents. Furthermore, the client and contractor also cooperated on the workers’ site amenities by providing proper accommodation for the construction workers nearby the site with adequate hygiene facilities and proper waste disposal. The consultants also helped on selecting locally sourced material and some recycled furniture to lower the carbon footprint during construction. Improving the environment quality for the end users is also an important element for the green features. The design features for environment quality including low thermal transmission building façade with low window-to-wall ratio, good indoor environment in occupied spaces with the use of low VOC paint, external shading devices for glazed façade, natural ventilated car park and substantial landscape plantings at the green roof. Instead of improving the environment quality, the low thermal transmission building façade system also helps to lower down the indoor temperature, therefore the energy consumption and CO2 emission by the air conditioning can be reduced. Besides, auto-sensor controlled lighting in conjunction with daylight strategy at perimeter zones & daylit areas, motion sensor to complement lighting zoning, and energy saving LED façade lighting are also provided to control the energy efficiency of the building. For the water efficiency, provision of water saving sanitary fittings and rainwater harvesting tank will be implemented to reduce potable water consumption for landscape irrigation. With the provision of a building user manual which documenting the passive and active features that shouldn’t be downgraded and the green vehicle priority parking lots for the low-emitting and fuel efficient vehicles, the end users of the building can be educated and understand more about the green building features as well.
