Legasi Kampung Bharu is a development initiative between Perbadanan Kampung Bharu (PKB) and Urban Development Authority (UDA). The initiative is to bring forward Kampung Bharu as part of the urban renewal process in line with the development of Kuala Lumpur City Centre which Kampung Bharu is strategically located. In line with this, a comprehensive approach has been taken where by single use land is to be converted into multiple usage and plot density is increased to the maximum of 10. The result of this is a mixed development consisting of Retail, Office and Residential component. It consists of Office Tower and a Residential Tower which sits on a podium consisting of common facilities, car park and retails floors. The site of this development was previously a night traders market area is strategically located adjacent to the Kampung Bharu LRT Station thus categorising it as a Transit Oriented Development (TOD). This is further enhanced by its location which is within walking distance to most required existing amenities. The office tower is a single tower which consist of 21 level of strata office with 4 office spaces at each level. Being high rise of this nature, the office tower has been equipped with regenerative lifts having to serve its purpose to contribute to the lift energy usage itself such as the lift internal lighting. The façade of the office tower has an average of 46% of window to wall ratio and is installed with good performance glass having to provide maximum external views for each of the office units respectively. The office units share a common lift lobby which is equipped with motion sensors and LED downlights. The office units have been equipped with high frequency T5 luminaries along with photo sensors as well as VRF type air conditioning units. In order to reduce the internal noise level, the outdoor units have been located at a common service ledge located further out from the office units. As the building is generally air-conditioned low VOC material such as paints, and ceiling which occupies most of the spaces have been specified to have a better indoor air quality. The overall development is provided with Rain Water Harvesting System is used for flushing, irrigation and general cleaning. Condensate water from the air units at the office tower is also being collected to be used as the same in order to further reduce the dependency on portable water. It is also installed with water efficient fittings for the common toilets and energy efficient luminaries at all the common areas including the podium level car parks which is further supplemented by adequate lighting zones as well as motion sensors. The softscape attribution consist of both native and adaptive plants with a sparring herb plant. Generally, the selected plants only require moderate irrigation. Plants are located both at the podium and ground level along with SRI compliance material for the hardscape and roof top area. Car pool and green car parking bays are located at the podium car park level along with car charging station. The location of the green bays and station are located adjacent the lift core area and to the building’s visitor car park area on which the charging station can be optimised on its usage.
