Completed in 2019, this 4-Storey shared facility building recently was awarded the Green Building Index (GBI) Gold final certification. The building incorporates different features to reduce energy consumption, improve occupant comfort, reduce impact of material usage as well as reduce use of potable water. The building incorporates extensive shading devices and low-e glazing in order to reduce solar heat gain into the office spaces. The building also comes with efficient lighting design with low lighting power density and automated control which effectively turns off the perimeter lighting during daytime, as well as air conditioning system that is able to reduce fan power down by more than 50% on reduced load days. Ultrasonic sensors are installed in toilets and motion sensors in the corridors further helps to reduce the lighting power. In addition to that, heat recovery wheel is provided to pre-cool the fresh air that is supplied into the functional spaces. The fresh air is also regulated using CO2 sensor for demand control ventilation. The building achieves a BEI (Building Energy Intensity) of about 108 kWh/m2/year, which is lower than buildings that are designed to merely meet MS 1525 guidelines. Solar photovoltaic system of around 40.95kWp is also installed at the roof top. The building also comes with a very comprehensive Energy Management System which allows the Facility Management team to effectively monitor and track the performance of the building in order to optimize the operations. In addition, a progressive maximum demand limiting program installed in the building is meant to be a self learning algorithm that takes the moving maximum demand every last three months to activate the program and keep maximum demand in check. The maximum demand program will implement various load shedding strategies in order to keep the maximum demand in check throughout the operation of the building. Low height workstations and glass partitions used for private offices and meeting rooms also work together to create an open and well daylit office space that also gives occupants a view out. The pre-function halls also provide a view out for occupants when they gathered for events. All these factors help to provide a more conducive environment to the occupants. In addition, the multi-purpose halls are designed with disabled-friendly access to ensure individuals with disabilities can participate in events in the hall. The building utilizes all possible sources of non-potable water in an integrated system. Rainwater and AHU condensate are collected for toilet flushing. Greywater is collected from wash basins and ablution and treated for use in irrigation while supplemented by rainwater. Coupled with the use of low flow fitting used, the overall water strategies help to reduce overall potable water by 30%.
