Occupying five floors in the newly constructed Southpoint Tower, the new BHP Shared Services Malaysia office is an example of an environmentally sustainable office achieving both GBI Interiors Gold and LEED Commercial Interiors v2009 Gold Rating. The 9,050 square meters office fit-out is designed to accommodate 740 occupants operated with 100% agile activity based working concept. The main focus for the office design has been health and wellbeing in combination with energy efficiency. Office facilities have been provided to cater for the occupant's needs, this includes a mix of both individual and group spaces such as meeting rooms, collaboration areas, individual focus rooms, phone booths and informal huddle areas for discussions and video conference meetings. Wellbeing facilities are provided across the five floors and include shower facilities, handicap toilets, mothers’ rooms, first aid rooms, prayer rooms and breakout spaces. The breakout spaces are fully equipped with water points, coffee machines, snacks, seating areas and waste segregation bins for recycling. An interior staircase connects the five floors and breakout spaces, creating a natural circulation point within the office that encourages physical movement by the occupants between floors. Workstations are located around the building perimeter to enhance the natural lighting experience and provide views to the exterior for all occupants. Greenery and plants are an integrated part of the interior design, constituting 2.1% of the office area, creating a natural connection and enhancing the physical ambiance, mental health and wellbeing for the occupants. 51% of the workstations incorporate ergonomic requirements, adjustable tables and the remaining 49% are equipped with individually controlled freestanding luminaires to enhance comfort. Each workstation is equipped with dual monitors and a docking station configuration. Office equipment is Energy Star rated with a measured Plug Load Power Density of average 7.5 W/m2. The office is fitted with efficient LED lighting designed to meet MS1525 lighting level requirements with a measured Lighting Power Density of 4W/ m2. Motion sensors control lighting at each workstation cluster. Photo sensors control the first row of lights next to the façade, taking advantage of daylighting around the perimeter. The measured Space Energy Intensity for the office is 73.5 kWh/m2/year. Low VOC emitting materials and Eco labelled products have been installed throughout the office for a greater Indoor Air Quality. Materials with high recycling contents have been selected and furniture, such as office chairs, have been recycled from the tenant's former office. A total of 76% of construction waste was diverted from landfill to recycling and reuse. Water efficient fixtures meeting the WELPS Rating requirements have been selected and installed for all water closets and basin taps. Three drinking water points are provided on each floor to minimize bottled drinking water. The drinking water points provides occupants with filtered chilled and hot water.
