Located in the heart of the Shah Alam administrative centre, the Selangor State Development Corporate Headquarters is sited at the edge of a manmade lake. The building with a total GFA (excluding car parks) of 30,163.87 m2 is an array of office blocks varying in breadth between 10 to 15 meters altogether sheltered by an ascending green roof. This green promenade is set to be a prominent venue where people can enjoy views of the surrounding area or gather for events. The area displaced by the built-up of the building is thus reclaimed and returned to the public realm. The PKNS Headquarters office building has attained a Building Energy Intensity (BEI) of 92 kWh/m2 per year, resulting in approximately 60% energy use reduction compared to Malaysian conventional commercial building of 220 kWh/ m2/yr. This is equivalent to approximately 2.2 million kg of carbon dioxide diverted per year (equivalent to 9 million km of car driving). · The project adopts Solar Absorption Cooling by implementing 1200m2 of evacuatedtubes solar collectors to capture solar heat and convert it into cooling energy, making it the second-largest installation in Asia. · The roof offers a Biophilic Design which establishes interaction with nature. This, in turn, provides numerous benefits to the health and well-being of the users and are known to increase the productivity and creativity of the occupants. · The green roof of 5600 m2 covers a majority of the building’s roof surface and is open for public use. It is also an integral part of the energy strategy: it shades, insulates, cools via evaporation and accommodates the 5,000 solar evacuated tubes. It harvests rainwater and its irrigation is part of the greywater filtration process. Everything is interconnected and altogether they work as a system that works flawlessly. · The Headquarters promotes best practice in passive design implementation achieving the Overall Thermal Transfer Value (OTTV) of 24.13W/m2. The façade is shaded and insulated to block against solar heat gain, to protect against glare and ultraviolet exposure and minimise cooling loads. All circulation spaces are naturally ventilated. · Daylighting design has been parametrically optimised and results in 30% daylighting autonomy, enhancing comfort and further reducing energy consumption. · Active design strategies include an efficient HVAC system, individualised control (VAV), and displacement ventilation, fresh air intake & modulated by carbon dioxide sensors, sophisticated lighting zoning, automated controlled by daylight and vacancy sensors and efficient lighting fixtures. · Energy Management System (EMS) allows the facility management team to view and track all energy and water consuming equipment in the building. Metering devices connected to the EMS provide data for energy consumption follow-up and ongoing maintenance. · Efficient fixtures, greywater recycling, rainwater harvesting and condensate recovery reduce water usage by over 60%. · The building is constructed from materials containing recycled content, such as recycled steel and concrete containing large amounts of fly ash, and utilises sustainable timber for over 50% of timber used in the development. · More than half of the 136 trees uprooted to make way for the development have been replanted, and those not replanted were used for composting or production of chipboard to be used in the building. · During construction, a comprehensive construction waste management plan diverted 95% of non-hazardous construction waste · PKNS HQ promotes alternative transportation with enclosed air-conditioned bus shelter, priority parking for low emitting vehicles and charging stations where visitors can charge their electric vehicles for free. Fully completed and occupied in 2017, the PKNS Headquarters is the recipient of several sustainability awards including the prestigious ASEAN Energy Award 2018, the Low Carbon City Award 2018 by the Malaysian Institute of Planners, the Low Carbon Award 2017 by MBSA and 2 National Energy Awards 2018 by MESTECC.
